Job Summary
The Plant Operations Manager is responsible for managing and performing highly skilled technical operations and maintenance work in the installation, service, and repair of central plant and auxiliary heating and air-conditioning systems and related equipment, medium voltage electrical distribution gear, exterior low voltage distribution, and lighting, emergency generation systems, natural gas distribution, and supports other Physical Plant departments as needed. Responsibilities include the efficient operation and maintenance of the university’s utilities equipment, installation, troubleshooting, and repair of heating and airconditioning systems, medium voltage electrical distribution gear, exterior low voltage distribution and lighting, emergency generation systems, natural gas distribution equipment, controls systems to operate the plant and supported facilities, and manage the assigned CMMS tool in use at the site. Responsible for training plant operators in equipment operations, safe work practices, and plant water treatment requirements.
The ideal candidate will have experience working in a healthcare or education environment.
JOB RESPONSIBILITIES:
- Operates chill water and boiler plant.
- Inspects and examines heating/refrigeration and air-conditioning, chillers, boilers, air compressors, heat exchangers, medium and low voltage switchgear, and all auxiliary equipment to locate defects in operations.
- Manages the addition of or adds chemicals to boilers, cooling towers, chillers, etc.
- Monitors and updates the Energy Management Controls System.
- Manages or performs preventive maintenance, installs, inspects, troubleshoots, adjusts, repairs, and replaces rotating equipment (pumps, motors, etc., and associated units, parts, systems, etc.).
- Manages or performs Inspections and tests refrigeration systems, safety devices, and controls for efficiency of operation and compliance with safety practices, laws, and regulations.
- Troubleshoots and take necessary corrective action for major malfunctions and breakdowns of heating/refrigeration and air conditioning systems, pumps, air heating/refrigeration, and air conditioning units, coils, fans, subsystems, and component parts, steam systems, etc.
- Technical proficiency in control systems associated for the plant and surrounding infrastructure
- Management and control of work through site provided CMMS tool.
- Observes prescribed work and safety rules.
- Other duties may be assigned.
QUALIFICATIONS:
- Ten years of central plant or electrical distribution experience to include experience in a healthcare or educational environment.
- Job-related vocational training or other education may substitute on a yearly basis for the required experience or graduation from a certified technical/vocation school.
- Knowledge of and ability to supervise work on utility plant mechanical and electrical systems and components.
- Ability to establish and maintain effective work relationships with students, faculty, staff, and the public.
