Salary: $100,000 - $130,000

Pay Grade: 15

Job Summary

The Facility Manager will oversee daily operations and maintenance for the Zoetis Global headquarters in Parsippany, NJ. This role requires a seasoned professional with 8-10 years of facilities experience in a commercial office environment, with strong technical expertise in building infrastructure, mechanical systems, BMS, and exterior site maintenance. 

The facility manager ensures the safe, reliable, and efficient operation of the building, parking garage, grounds, and workplace service while leading a team of approximately 10 maintenance and janitorial staff.

 

Key Responsibilities

 

Hard Services / Infrastructure     

 

  • Manage daily operation and maintenance of HVAC systems, mechanical equipment, electrical distribution, plumbing, fire/life safety systems, and emergency power (generator/ATS).
  • Operate and monitor the Building Management System (BMS); diagnose system alerts, identify trends, and optimize building performance.
  • Oversee the parking garage including lighting, cleaning, structural inspections and  preventative maintenance.
  • Manage all exterior and grounds functions including landscaping, snow removal, walkway conditions, irrigations systems, exterior lighting, exterior seating and hardscapes.
  • Ensure all maintenance work is completed safely, timely, and in alignment with Zoetis standards and regulatory compliance.
  • Coordinate preventive maintenance schedules and maintain accurate CMMS records.
  • Lead all capital projects from scope development and bid process through execution, close out, and turnover, ensuring timelines, budgets, and quality standards are met.

 

Soft Services Management

 

  • Supervise janitorial and mailroom, operations to maintain a clean, functioning, and customer focused workplace.
  • Oversee any moves, adds or changes that may include furniture reconfiguration.
  • Ensure conference rooms, common area, and office spaces are maintained to a corporate headquarters standard.
  • Monitor SLA’s and KPI’s for janitorial contractors and service partners.

 

Leadership & Team Development

 

  • Manage a team of 8-10 Compass employees (maintenance and janitorial); provide coaching, mentoring, and technical guidance.
  • Foster a culture of safety, teamwork, accountability, and continuous improvement.
  • Conduct performance evaluations, daily huddles, and training.
  • Vendor, Financial & Contract Oversight
  • Manage third party vendors for mechanical, electrical, elevator, landscaping, snow, garage operations, capital projects, plumbing, and specialty services.
  • Review vendor invoices, ensuring correct scope and competitive pricing.
  • Partner with Zoetis to develop and implement service level agreements (SLA’s) and key performance indicators (KPI’s) for all hard and soft services.

 

Stakeholder & Client Relationship Management

 

  • Communicate effectively and professionally with internal Zoetis stakeholders, including EHS, Security, ZTD and site leadership.
  • Respond to facility requests and ensure prompt, customer focused service.

 

Qualifications

 

  • 8-10 years of facilities management experience in a commercial office, corporate headquarters, or multi building campus.
  • Strong technical knowledge of commercial building infrastructure (HVAC, DX units, mechanical electrical, plumbing, life safety, generators).
  • Hands on experience with BMS systems (Honeywell, Niagra 4).
  • Experience managing parking garages, grounds/landscaping, and maintenance.
