Salary: $85,000 - $90,000
Pay Grade: 15
Other Forms of Compensation: BONUS

Job Summary
A Facilities Unit Director interacts with customers, provides information about the organization’s services, and may respond to customer complaints if needed. This role devises strategies and policies to ensure that an organization meets its goals by planning, directing, and coordinating daily operational activities. Problem-solving is required to identify issues and recognize shortcomings and effectively carry out solutions. People in this role assess different options and choose the best course of action, often on a daily basis. He or she must be able to communicate clearly and persuasively to effectively discuss issues and negotiate with others, and explain their policies and decisions to those within and outside the organization. They will take a hands-on approach and perform various tasks within the Facilities, as well as direct the maintenance and repair of the buildings and equipment including HVAC, general maintenance and renovation. This position will also manage the Facilities team members at multiple locations.
Key Responsibilities:
- Develop and manage a preventative and corrective maintenance management program utilizing an up-to-date CMMS system to assign daily duties to vendors and in-house staff. Maintenance job plans will ensure accurate asset listing and work plans including safety precautions (JHA).
- Inspect facility and generate reports as required.
- Assist in planning best allocation and utilization of space and resources, re-organizing current premises, etc.
- Prepare documents for maintenance and vendor selections, calculating and comparing costs for required goods and/or services to achieve maximum value. Ensures vendors meet strict compliance requirements of our client.
- Ensure that all in-house and contracted personnel are appropriately trained for the work they are performing.
- Develop and Maintain an accurate library of building and system drawings
- Assist in coordination of projects with property management teams as required at various properties;
- Assist in development of policies and procedures that affect the use of supplies and facilities
- Takes responsibility for all aspects of scope of work, even if day to day management is by “others”, including work performed by the landlord.
- Coordinate and lead team members to cover various areas of responsibility using performance management techniques to monitor and demonstrate achievement of agreed service levels and to lead on improvement;
- Assist in development and upkeep of safety systems & programs and required documentation to meet building health and safety requirements
- Respond appropriately to emergencies or urgent issues as they arise.
- Perform facility safety and general condition walk thru and identify problems areas, follow thru on rectifying those problems, maintain logs, etc.
- Team leadership of facility coordinators, housekeeping manager, technicians, shipping and receiving and other designated team members.
- Ensures Shipping/Receiving and mail is delivered in a timely manner and is traceable.
- Oversight of confidential document shredding program.
- Position includes responsibility to ensure landscaping and grounds are maintained as designed.
Qualifications
- Bachelor’s degree in Facilities Management, Engineering or Business Administration or closely related field
- 5+ years of supervisory or managerial experience with strong emphasis on customer service
- Certified Facility Manager designation by International Facility Manager Association
- GMP experience
- Demonstrates strong skills in: Communication, Decision-making, Leadership, and Problem-solving
- Demonstrates professional and political aptitude
- Bilingual (English/Spanish) preferred
- Strong computer proficiency skills (Excel, Word, PowerPoint)
- Must be able to work on own initiative with a proactive and flexible attitude
- Project management and project reporting skills required.
- Must be able to read construction documentation, understand operation of HVAC Systems; electrical equipment; plumbing; security systems, etc.
