Job Summary

The 2nd shift Maintenance Manager plans, directs, and oversees all facilities engineering and maintenance operations to ensure safe, reliable, and compliant facility performance. This role leads maintenance staff, contractors, and vendors, while working closely with the Director and/or Operations Manager to align maintenance activities with organizational goals.

The Maintenance Manager is accountable for team performance, regulatory compliance, asset reliability, and continuous improvement of maintenance programs. Hands-on technical expertise is used for oversight, mentoring, troubleshooting, and quality assurance rather than routine task execution.

Key Responsibilities

Leadership & Operations

  • Manage, coach, and develop licensed and non-licensed maintenance staff.
  • Assign daily work, approve work orders, set priorities, and ensure timely task and project completion.
  • Evaluate performance, support training, and enforce safe work practices.
  • Determine staffing, materials, and scheduling needs for maintenance and capital projects.
  • Serve as the primary maintenance contact in collaboration with leadership.

Facilities & Technical Oversight

  • Oversee maintenance and operation of HVAC, electrical, mechanical, fire alarm, sprinkler/standpipe, transport systems, sterilizers, and food service equipment.
  • Ensure compliance with applicable codes, standards, and licensing requirements.
  • Review contractor work, ensure quality and contract compliance, and develop punch lists.
  • Make repair or replacement recommendations and escalate significant issues as needed.
  • Provide technical guidance for complex electro-mechanical and building system issues.
  • Review drawings, schematics, and specifications and support renovation and upgrade projects.
  • Maintain compliance with safety, life safety, and infection control standards.

CMMS & Preventive Maintenance

  • Ensure effective use of the CMMS, including work orders, preventive maintenance, and asset records.
  • Ensure accurate, real-time maintenance documentation using mobile technology.
  • Analyze CMMS data to improve reliability, reduce downtime, and enhance preventive programs.
  • Maintain logs, inspections, testing schedules, and regulatory documentation.
  • Promote continuous improvement related to efficiency, safety, and cost control.

Emergency Response

  • Lead maintenance response to emergency facility issues and coordinate repairs.
  • Participate in the facility emergency response team and on-call rotation.
  • Ensure maintenance areas are clean, organized, and safe.
  • Support operations during nights, weekends, and emergencies as required.

Education and Experience

  • High school diploma or equivalent required; trade or vocational education preferred.
  • Minimum five years of progressive facilities maintenance experience in institutional, healthcare, industrial, or commercial settings.
  • Prior supervisory or management experience required.
